Every year it was the same evening. Bank statements in one tab, a folder of photographed receipts in another, and a spreadsheet where the mortgage payment had to be pulled apart into interest, principal and escrow before any of it meant anything. The numbers were all there. Getting them into the shape a tax preparer asks for was the work.
The accounting software I tried was built for businesses with invoices and payroll. It knew nothing about a property, a tenant, or Schedule E. The rental apps went the other way: they wanted to run leases and collect rent, when all I needed was a clean set of books for the properties I already had.
So Roof Yield does the one job. You bring in a bank or card statement, it learns how you file each payee, and each entry lands against a property and a Schedule E line. A mortgage payment splits into its parts and stays split. Receipts live with the entry they belong to, not in a folder you have to go looking through. At the end of the year there is a summary you can hand over, with every figure still traceable to the statement it came from.
What it will never do
- No ads, and nothing sold. Your records are not a product. They are not shared with advertisers, data brokers, or anyone else.
- No bank passwords. You bring statements to Roof Yield; it never signs in to your bank. Card and account numbers are never stored, only the last four digits you type in.
- No hostage-taking. Export everything you have put in, any time, as spreadsheets plus every file you uploaded. If you stop paying, your records stay readable and exportable.
- No pretending to be your accountant. Roof Yield organizes what happened. What it means for your return is between you and your preparer.
How it stays free
Two properties are free, with no time limit and no card. Larger portfolios pay a flat price by the month or the year, and that is the whole business model: people who get value from it pay for it, and that pays for the servers and the time. Nothing is funded by what your data could be worth to someone else.
