Everything a small landlord needs at tax time, kept all year

Roof Yield is built around one report: IRS Schedule E, Part I. Every feature exists to get each dollar onto the right line for the right property, with the paperwork to back it up.

Properties

One set of books per property

  • Up to 50 properties in one account, each with its address, type, and purchase details.
  • Shared costs go to General, like software or a tax preparer's fee, instead of being forced onto one house.
  • A photo on every card: upload your own, or let Roof Yield show the street view for the address.
  • Addresses fill in as you type, so city, state, and ZIP are right the first time.

Accounts and import

Start from your bank statements

  • Checking, savings, credit cards, loans, escrow, and cash, each with its bank, last four digits, and running balance.
  • Import CSV, OFX, or QFX from any bank's website. Roof Yield guesses the columns and remembers your layout for next time.
  • Nothing is imported twice. Overlapping date ranges are fine, and rows you deleted stay deleted.
  • Your bank login stays with you. Roof Yield never connects to your bank; you choose what to upload.
  • Reconcile against the statement balance, and reconciled entries are locked until you unlock them.

Review

File a month of transactions in minutes

  • Imported rows wait for review, so nothing lands in a report on a guess.
  • Suggestions come from your own data: words you teach a property (a tenant's surname, a unit number) and what the same payee was filed as last time.
  • Repeating payments are grouped, so twelve rent deposits or car payments are accepted together.
  • Rules rename payees, set a category or property, or skip personal spending automatically.
  • Transfers between your accounts are paired up instead of counted twice.

Recurring money

Mortgages and scheduled entries

  • Split a mortgage payment into interest, principal, and escrow. Interest goes to line 12; principal and escrow move to their own accounts.
  • Scheduled entries for rent, HOA dues, or insurance: weekly, monthly, quarterly, or yearly. Roof Yield lists what's due and adds them when you say so.

Documents

Receipts and paperwork in one place

  • Attach receipts to entries: photos and PDFs up to 10 MB each. Phone photos are straightened and stripped of location data.
  • Keep property papers such as leases, insurance policies, and HOA notices, with a title, tags, and a note, and search them later.

Reports

Schedule E, ready for your preparer

  • Totals by Schedule E line, one column per property plus General, with capital improvements listed separately.
  • Depreciation for line 18: record the basis, land value, and in-service date, and compare the straight-line mid-month figure with what you claim.
  • Download a CSV or print to PDF.
  • Categories map to lines, and you can add, rename, or remap your own.

Security and your data

Private by design

  • Two-factor sign-in and passkeys (fingerprint, face, or device PIN).
  • Every account is kept strictly separate, so one person's records can never appear in another's.
  • Export everything as a zip: a spreadsheet for each kind of record, plus every file you uploaded.
